Four steps, and the third is the one that matters

Most buyers are surprised that the shoreline homework happens before the offer rather than during the inspection period.

  1. Week 1

    Sit down with us

    Ninety minutes on Monona Avenue. Budget, lakes, timing and what your weekends actually look like.

  2. Weeks 2 to 6

    Tour in batches

    Four or five homes an afternoon so the comparison is honest. Most buyers see eight to fifteen.

  3. Before any offer

    Check the water

    Frontage measured, pier permit verified, depth taken at the pier head, zoning read for your parcel.

  4. 35 to 45 days

    Write, negotiate, close

    Offer priced on comparable frontage, inspection response handled, and a walk-through the morning of closing.

Six things we tell every first-time buyer

  1. Get the pre-approval, not the pre-qualification

    A pre-qualification is a conversation. A pre-approval is underwriting. On a competitive Monona listing, sellers can tell the difference and so can we.

  2. Decide frontage or near-water early

    It changes your budget by hundreds of thousands and it changes which towns you are shopping. Do not leave it open for three months.

  3. Budget the year, not the month

    Taxes, insurance, lake district fees, pier service and winterization. We build the worksheet for any property you are serious about.

  4. Tour in batches, not one at a time

    Four or five homes in an afternoon gives you a real comparison. One a week gives you three months of vague impressions.

  5. Keep an inspection contingency

    Waiving it to win a bid on an older lake house is the single most expensive shortcut we see buyers take.

  6. Read the pier agreement before the countertops

    If there is a shared pier or an access easement, that document matters more than any finish in the house.

On our sample data, Lake Mendota frontage runs roughly $14,000 to $26,000 per foot of shoreline depending on exposure, depth and the house itself. Lake Monona is meaningfully less, commonly $9,000 to $15,000 a foot. Lake Waubesa and Lake Ripley are lower again. Those are illustration figures, not an appraisal, and any individual property can sit well outside the range.

For most buyers, yes. Shorewood Hills residents get a beach, a pier and a slip program by village permit. Monona has a swim pier and two launches. McFarland has a village landing. You give up stepping off your own lawn into the water, and you often cut the tax bill in half.

A sectional aluminum pier with a canopy lift commonly runs $9,000 to $18,000 installed as a sample figure, plus $600 to $1,200 a year for seasonal in-and-out service. Permanent crib piers are a different order of cost and usually come with the property.

Yes. Mendota typically closes in early January and opens in late March or early April, though it varies a lot year to year. For the house it means ice pressure against the shoreline, so you want to see the condition of any seawall, rip-rap or crib work before you buy.

Thin inventory, patient buyers. A well-priced Mendota frontage listing in May can see multiple offers in a week. The same house in November may sit for two months. Timing matters more here than in the in-town market.
