A village of about nine thousand on Lake Waubesa, fifteen minutes from downtown, where frontage still trades in the high six figures instead of the low sevens.
Waubesa is the quiet lake. No crew shells, no university traffic, and a shoreline that holds fish through the ice season. McFarland sits on the east side of it with a village center, a grocery, a hardware store and a school district that parents are loud about liking.
Price is the headline. Frontage that would clear two million on Mendota trades here in the seven hundreds, and near-water ranches in the four hundreds are still findable. Buyers who care more about time on the water than about the address usually end up walking McFarland lots.
The drive is the trade, though it is a small one: Highway 51 puts you downtown in about fifteen minutes outside of rush hour, and the Beltline is five minutes north.
