The short version
About a third of our buyers start the process from somewhere else. They have a job offer, a start date and a browser full of listings in towns they cannot place on a map. Handing them more listings does not help; handing them the map does.
We start with a two-hour driving tour of the four lakes and the municipalities around them, timed to whatever commute matters to you. You see Middleton at 5pm, you see the Beltline at 8am, and the search narrows itself by the end of the afternoon.
From there the process is built to work remotely: recorded walk-through videos, live video showings, and inspections we attend on your behalf. We also keep a list of month-to-month rentals for buyers who want to land first and buy second, which on this market is often the better play.
